So, sleeping last night, I woke up to a "thump".

Listened carefully, looked around, no other sound or movement.

This morning, all is well, until I go to get ready to leave and......no hot water.

Go down into the basement to 2" of water in places.

8 hours later, new tank installed and hot water once again.

The water was spraying UP out of the top vent into the flue!

Geez.

Well, it lasted longer than the six-year warranty, anyway.

So much for getting anything else accomplished today.

Now to go elevate my feet for a bit.

bummer. much damage?

I feel your pain... ours went in February, and its the second one that we had to put in in 20 years. The first one went while we were out... we came home to a mess and a lake in the basement.
Anytime we go away, I always turn off the water in the house.

I'm semi, kinda, sorta, well... sorta hoping ours goes sometime soon. I'm curious about the new hybrid water heaters that have a heat-pump built into the top. The benefit is the heatpump side of it produces chilled air. Ours is in the garage so, presumably - from what I've read - it would effectively air condition the garage in the summer. Heating the garage isn't a big problem here, but having a dry air-conditioned garage in the summer? NEATO!

Woke up to a big -BANG- one night years ago. I was living in an apartment complex and knew it was a frozen pipe breaking. I didn't see anything out of the ordinary the next morning so I went to work. When I got home, it was like a scene out of a movie. I opened the door, only to have most of my belongings wash out over my feet on a huge wave. The complex use outside facet pipe that ran through my wall broke. The manager didn't wrap the pipes or let them drip. They didn't want to pay for damages due to "an act of God."

I made 'em pay cause they knew the freeze was comming and did nothing.

"~GOD~ kept you from wrapping the pipes?!?!?!?!"

There were worried about people slipping on the ice from a drippiing facet. I didn't have much to loose back then, but it still makes me mad they wanted to flake on me.

Good stuff was second box up, so we're fine.
Shop-vacc'd about 20 gallons of water off the floor.

When it happened to us the first time, the insurance company paid us for the clean-up. You might speak with your agent... can't hurt.

It's all basically cleaned up now.
No carpets, some wet boxes, set out on the front porch all day, now dry.

toc, same thing happened to me a couple of weeks ago, my cat "tweedy" kept standing outside the door where the heater is scratching at it and "meeowing" like crazy, when i opened the door we had 2-3 inches of water on the floor, had to replace the hot water oil burner that i installed 16 years ago, we didnt expect it to last that long since we have "hard water" from a well, i went with an electric one this time from "homeless depot" $340.00 no tax, 50 gal, 9 year warranty, needed to run a 220 volt line from far corner of the garage through the utility room and basement cieling to the other corner of the house, that was the hard part, the install of the unit itself was easy, took the better part of a day, and works very good, id been thinking about going with an "on demand" system but didnt like what id read about them as far as my situation/requirements and additional plumbing id need. :savewave:
