Contractor Starting in GarageMahal Monday

We had told a local contractor (he mainly does renovations, etc.) some time ago that when he's caught up, we want him to finish the upstairs 20x20 studio apartment/gameroom we designed into the GarageMahal & also to finish Jerri's 8x16 pantry (plus space under stairs for her freezer) & the stairs going to the 2nd floor & build a half bath.

He just called and said he & one of his sheetrock guys want to stop by today at 5pm & then they want to finish any of my wiring/plumbing issues & insulate the area next week followed by immediately hanging sheetrock. Said they hoped to have all the painting/trim/etc. finished within 2 weeks so the carpet guys can come in & lay carpet on 2nd floor/stairs & do VGT on the floor of Jerri's pantry!

They've gotta hang an oversize door from Jerri's pantry into my garage & a set of double doors from the upstairs gameroom into our huge storage area. Plus everything for the bathroom!

YEE HAW!!

So, today, I'm cleaning the area out.....garbage man's gonna hate me Monday!
 
Two weeks!? Are they staying for Christmas dinner?

I certainly hope not!

They just told me they're gonna move insulation in tomorrow & sheetrock Sunday afternoon...said they'd probably put in 12 hour days....somebody must need Santa $$'s!
 
Sunday. You have people work around your house on Sunday?
They should be home with their families...or...at least on the golf course.
 
Shocked me! They wanted to know if they could unload some sheetrock Sunday afternoon....the project isn't large enough for delivery so they're picking it up from Lowe's & bringing it as they need it....said as a couple are hanging insulaton, the rest will be following with sheetrock - ceiling first because of the angles & huge dormer!
 
Sounds like you need a very qualified Construction Manager
to oversee your best interests.

Yep, Don - & the 'boss' just stopped by to look at Jerri's latest 'change order'....she's buying a 20" wide electric stove/oven and 20" wide microwave, an under the counter refrigerator, and a bar sink to be installed in cabinets/cabinet top - all from Lowe's....& she wants them installed.....luckily, the sink is right over where the commode is going in the 1/2 bath.

So, he & I talked about that change & and installing instant hot water heater for the sink (I was gonna do that for the 1/2 bath anyway)...cost differential is within budget (heck, even if it wasn't, Miss Jerri gets what she wants!).....so, my simple project has now become a full-blown, serious, studio apartment (place for Jack to stay in when he visits! hehehe)! But, I get a new TV for it...can you say 48" HD flat screen...hehehe?

Oh, he unloaded all the insulation while he was here...R-3 for my 2x4 walls, R-19 for my 2x8 rafters & plastic to put on the walls that back up to my huge storage area upstairs so the insulation isn't just hanging there where it could get damaaged. Said he'd be back Sunday afternoon with 20 sheets of sheetrock to start....can't get all the materials in it & work so he's staging things.

Everybody I talked with for whom he's worked rave about him & his crew...I've a real positive feeling so far.
 
Oops, sorry, yep R-13.....you guys are gonna keep me on my toes! hehehehe
 
This sounds like ya have a proper guy on th' job, Tony. Very good!!!

Two walls insulated, all deadwood installed, 1 wall sheetrocked, wiring for kitchenette Jerri wants completed.

If they keep this pace, they'll be finished with sheetrock by Christmas! Said he'd take the 1st draw for work completed Friday....I like these guys!

Yep, they brought a load of sheetrock over Sunday afternoon & got it in the garage so they could start today.
 
I get mobbed at Lowe's...

Apparently I resemble this person.

(I don't think so)
But that doesn't keep me from getting asked a zillion questions.

Lots more sheetrock hung on walls and ceiling; destruction of some old construction finished and construction of the 1/2 bath started.

What a great use for those old, 1970's asbestos
fiber reinforced sheetrock boards. Smart move
on your contractor's part!!

Dale - do they still they sell sheetrock with asbestos in it? Not around here, I think...

Yup Tony,

The asbestos containing materials still show up on project
sites from time to time. My personal experience has indicated
there are still stockpiled ACM sitting in warehouses in the
vicinity of major Navy or Army installations.

Difficult to believe after 40 years of ban. the ACM still show up.
It MUST have cost more to warehosue that stuff for over 30 years
than the materials cost to begin.

I asked him that this morning - he said it didn't & showed me the little labels on the edges.....they brought 20 more sheets this morning....he buys it from Lowe's so their stuff rotates so quickly, I'm confident it doesn't....but, if it did, who cares!
