I am closing on the new house tomorrow (new to me). A home built 1920's brick detached in a private beach community in NYC, Four family unit, and I must admit that I am a bit nervous (first time home buyer).

Will be off the rest of the week (I hope) to get it prepped, so the tool belt will be on rather then the mechanic gloves. The main goals are to prep the backyard for the doggies, get the garage setup in order to move at least the PB, BE and MINI there and possibly the Midget.

I also have to get the last un-rented apartment ready for show.

If I am not around or post in this forum for a while, please forgive me.

Good luck with everything. We're 1 year in our current house, and when we bought this place we both swore we'd never do it again! A most unpleasant time, though the benefits are well worth it. I've bought and sold a couple of houses now, and it's always complicated.

Sounds like you found an interesting place. When you get a moment, shoot us a picture.
 
Wow, a fourplex in the Big Apple. Hope there are no surprises at closing; don't be afraid to say "no" if there are some stupid last second $$ demands. The seller has just as much to lose if you are forced to walk away because of impromptu asininities. And sounds like you're getting a mini-garagemahal. /ubbthreads/images/graemlins/cheers.gif

My parents are looking for a retirment home and I've had my eye out.

I found an amazing deal last week and bought it sight unseen. I just saw it this weekend and it is better than I imagined. I'm doing the Closing tomorrow.

We are looking for a slightly closer location, so I will probably "flip" it, but I am sure it'll work out well.

Real estate can be scary and a lot of work...but also profitable. /ubbthreads/images/graemlins/devilgrin.gif

You got that right!

I am in real estate for a "living" (Not an agent) and it can be a proper minefield out there. There are some agents that I would not work with under any circumstances, but there are others who are a credit to their profession. It's part of my job to sort the good from the indifferent while helping people to buy and sell properties, nationwide.

A word of warning here: If you do contact Steve, be prepared to buy! Janet and I asked for a referral for an agent to help us get started looking for some retirement property in the Smokies. Steve found us a cracker-jack agent who gave us the royal treatment. Now all we have to do is figure out how to pay for the land!

I'll keep that in mind.

I've been casually looking at houses since...well, a while, but hopefully I'll be getting serious some time after the new year. The house that was much bigger than necessary with a 2 year old and a baby on the way is a wee bit tighter with kids of 9, 7, 3 and almost 2- none getting smaller any time soon.

Buying around here right now is not a problem, nice homes going for great prices, with BIG garages.
Selling is the hard part, that's what scares me. Sure, I'd love a 3 car garage, but not enough to have two payments. /ubbthreads/images/graemlins/crazy.gif

Wise approach........It's all in the timing. Always better to list first, don't wait until you have found a home that you love before putting your own property on the market. Once you have accepted an offer, and have a closing scheduled, then you are in a much better position regarding your search for a home. All too often I see people having to drop out of a purchase because they have had no offers on a home that they are trying to sell.
 
Steve's been helping me find some land too. Thanks again! I've been contacted by 2 RE agents (agent and her boss)... about some land, and some more specifics on what we are looking for. Steve is the contact guy for real estate anywhere!
 
Okay, Steve - Jerri wants me to build her a log cabin - on a lake somewhere in Alabama.....cheap! Doesn't have to be on the water, just overlooking
 
Get a lot with another lot next door and it is cool in the middle of the summer.
