Have you noticed the price for lumber lately? (Here's one explanation: Why is the price of lumber so high?)

Tell me about it. As we are about to start building next year we are freaking out a bit
 
I wonder if prices for things, not just lumber, come down how fast it will be. The country's trucker population skews older and I've read a lot have decided to retire rather than continue during these times. Old friend of mine drove over the road since the late 70s and retired about a year ago. And I read that something like 30% of drivers that deliver gas and other fuel products have quit over the last year. And younger folks are moving in to the jobs.
 
It's the old supply and demand thing. When everything shut down last year, Nobody was buying. When it started back up, The mills assumed the demand would be low.....Well the demand went through the roof. Now we are paying for it. We use MDF at work, I ordered 100 sheets of 5/8" and was told "maybe August" How would you like to make that phone call to your customer! Its just like masks last year. Cheap surgical type masks used to cost .12-.14 each. Last April I saw them for $2 each. Now maybe .18 each.
 
A KD stud is now over $6.
 
It's all my fault! I have to have our roof redone.

I also noticed a number of empty spaces on tool shelves at HD. They may be restocking but it has been like that for a week or more now.

A friend who is a contractor stopped by to talk a few days ago. When he gIves an estimate he now has to put in a deadline to sign for the job with payment for materials at the signing. That way he can purchase the materials at the price he got from his suppliers. Another developer stopped building houses unless the buyers will pay the $40K+ surcharge for the rising material costs.
And appliances are difficult to get. We needed a new washing machine, and it was great that the GE one was the only one that met my wifeโ€™s required specs. It was delivered within the week, but most of the other brands were months out for delivery.

We have had our Sears Kenmore front loader for over 20 years now. Not long ago it began making a horrible racket on spin cycle due to the rear drum bearings going bad. Thanks to YouTube I was able to replace the bearings myself (and saved a ton of money). While I was at it I replaced all four drum shocks (they were getting a little loose). I'm praying that I'll be able keep using this thing for at least another 10 years.

I've managed to baby our 15 year old Kenmore washer and dryer along... replacing circuit-boards in both. Also used some on-line resources to do that (notably how to get inside the dang things). I once did the roller-bearings on a previous dryer. Yes, saved an expensive house-call.
All that written, I think my wife wants to buy a new pair. <ugh>
